See MLS Supplement Document for complete details. Kaskaskia Island is the only piece of Illinois that sits west of the Mississippi River, and this 1,020.3± acre farm runs along its western edge. The French founded Kaskaskia in 1703. George Rogers Clark took it for the Americans in 1778, and it served as Illinois' first state capital from 1818 to 1820. Floods starting in 1844, and the great cutoff of 1881, pushed the Mississippi east of the old town and made the island. In 1970 the U.S. Supreme Court settled for good that this ground belongs to Illinois. Very little of it ever changes hands. Families here hold land for generations, and this farm is no exception. The Cohen family has held parts of this ground for more than 150 years. They farmed it before the Mississippi changed course and cut Kaskaskia off from the Illinois mainland. The legal description reaches back to the island's beginnings: Lots A, B and C of Island No. 15, a river island first platted by the General Land Office in the 1830s, together with part of U.S. Surveys 224 and 225, Claim 703, which date to the original French claims at Kaskaskia. The Gordon Cohen Farm Trust Foundation now offers the farm for sale for the first time in generations. The farm is 742± acres in Randolph County, Illinois, and 278.3± acres in Ste. Genevieve County, Missouri. Idlewild Slough, the state line, divides the two. Mitchell Slough bounds the farm on the north, and the public levee runs along its south and east sides. It lies west of Bond Road and the village of Kaskaskia, with a gravel lane off Bond Road leading onto the property. The farm is protected by Ste. Genevieve Levee System No. 2. About 94 percent of it is tillable: roughly 886 acres of levee-protected cropland. The remaining 67 acres are timber and waste, mostly along the east edge. This is flat, workable river-bottom ground. The soils are predominantly Darwin and Wabash silty clays, with Haynie and Nameoki on the sand ridges in the northeast corner. A few low pockets in the central and southern fields hold water in wet years. There are no buildings and no homesite; this is a straight farming operation. The cropland is under a long-term cash lease through the 2031 crop year. It pays $145.20 per crop acre for 2026 through 2028, or roughly $138,000 a year gross on about 953 crop acres. Rent for 2029 through 2031 will be renegotiated before January 1, 2029, with any increase capped at 10 percent. That gives a buyer six crop years of steady income on a farm this size. Farms on Kaskaskia Island rarely come to market, and a contiguous block of more than a thousand acres with this history may not come around again.

This is the kind of property serious whitetail hunters look for. Offering 116.18 acres of predominantly wooded habitat, approximately 16 acres of tillable ground, newly planted food plots, Banks blinds, an extensive trail system, and farmland surrounding the property, this tract has the ingredients needed to hold and attract quality whitetails. The timber has been selectively cut to improve the overall habitat, opening up the canopy and stimulating new growth while creating additional browse, bedding cover, and edge habitat. The result is a diverse mix of timber, thick cover, open ground, and agricultural influence that gives deer multiple reasons to stay on the property. The 16 acres of tillable ground provide an opportunity for income-producing agriculture or additional food-plot development. Several established food plots are already in place, strategically complementing the property's timber and travel corridors. Multiple Banks blinds are positioned throughout the property, and are ready to go for the new owner. An extensive internal trail system provides excellent access throughout the property and allows hunters to reach stands and blinds while minimizing disturbance. The property's layout and surrounding agricultural fields create numerous opportunities to hunt travel routes between bedding areas, food sources, and neighboring farm ground. The surrounding farmland is a major asset, providing abundant agricultural food sources while the property itself offers the security, cover, and bedding habitat deer need. The recent timber work has further enhanced the property's ability to provide year-round habitat and create natural transition zones that can be highly attractive to whitetails. Multiple creeks and a small pond give the wildlife a place to drink and complete the trifecta of food, cover, and water. Adding even more recreational potential, the property features several potential lake sites, offering the opportunity to develop additional water features for wildlife, recreation, or future improvements. Electric is already available at the property, adding flexibility for future building sites, camps, utilities, or other recreational improvements. Whether you're looking for a turn-key hunting property, a premier whitetail habitat project, a recreational retreat, or a long-term land investment, this 116.18-acre tract deserves a serious look. With its combination of timber, tillable acreage, established food plots, blinds, trails, surrounding farmland, potential lake sites, and available electric, the foundation is already in place to create an exceptional hunting and recreational property. Properties offering this combination of habitat, improvements, agricultural influence, and recreational potential don't come available often - especially in this location! Where Hunting, Homesteading, and Country Living Come Together Set along a beautiful drive in the Ozarks, this 72.63 acre hunting and homesteading property offers the rare combination of productive pasture, managed wildlife habitat, abundant water, established infrastructure, and a spacious family home — all within approximately 30 minutes of Lebanon and St. Robert with convenient access to I-44. The property is thoughtfully divided between hunting and homesteading. Open pasture is fully fenced and cross-fenced with rotational grazing already in place, while the remaining acreage has been intentionally managed for big-game hunting, featuring established trails, maintained food plots, hunting stands, natural travel corridors, and bedding cover. Whitetail deer and wild turkey are regular visitors, whether you're watching them step into a food plot at sunset or exploring the trails by ATV, horseback, or side-by-side. Three ponds and a wet-weather creek add beauty, water resources, and wildlife habitat throughout, and with Mark Twain National Forest and Gasconade River access nearby, even more hunting, fishing, floating, and hiking are just minutes away. At the heart of the property is a spacious 2,700 square-foot split-level home featuring four bedrooms, three full bathrooms, and an additional non-conforming room (no window) that would make an ideal bonus room or home office. The finished lower level offers valuable living space for family, guests, a home office, or multigenerational living. Outside, the expansive deck creates the perfect place to unwind — gather with family, watch wildlife move across the property, or relax in the hot tub beneath a wide-open country sky. This is not simply a property with homesteading potential — it is a proven working homestead. The land has successfully supported Mini Jersey cattle, Lowline Aberdeen cattle, mini Nubian goats, KuneKune pigs, and chickens, with fenced and cross-fenced pasture, an established rotational grazing system, and conveniently placed frost-free water hydrants making daily livestock care practical and efficient. Two barns with concrete floors provide space for livestock, hay, feed, equipment, or workshop use, and a greenhouse is already in place for extending the growing season. Six established fruit trees are beginning the foundation of a future orchard, and elderberry bushes add another productive element reflecting the years of care already invested here. Properties offering this level of privacy, agricultural versatility, recreational value, and established infrastructure are increasingly difficult to find. The fences are in place, the grazing system is established, the trails and food plots are maintained, and the barns, greenhouse, ponds, creek, and water hydrants are ready to serve the next owner. This is more than acreage — it's a hunting property, a working homestead, a private retreat, and an opportunity to create a lasting family legacy in the Missouri Ozarks. If you're looking for a recreational property or residential build site that combines wooded rolling hills, established hunting improvements, water, access, and usable infrastructure, this 126.5+- acre Gasconade County tract deserves a close look. Located just south of Owensville along paved Highway V, the property offers convenience without sacrificing the character and privacy that make this part of the Missouri Ozarks so desirable. Its location between Highway 50 and Interstate 44 provides straightforward access to surrounding communities and regional recreational opportunities. The land features classic Ozark rolling terrain, with oak and hickory timber and scattered cedar. Strategically positioned fields, food plots, and openings provide habitat diversity and wildlife-management opportunities. Water is another major feature, with four ponds, that were former clay pits, distributed across the acreage. Combined with a wet-weather creek bottom, the ponds add habitat diversity, fishing opportunities, and additional water sources for wildlife. Access throughout the tract is a strong point. A maintained gravel road runs through the property, supplemented by established trails leading into the timber, ponds, food plots, and hunting areas. Whether traveling by truck, ATV, or on foot, the existing infrastructure makes the acreage practical to use and manage. The combination of mature timber, cedar cover, water, creek bottom, openings, and food plots creates a diverse environment for whitetail deer, wild turkey, and small game. The existing layout gives a new owner a solid foundation for continued wildlife management without starting from scratch. Overlooking a clearing and one of the larger ponds is a rustic cabin, providing a potential home base for hunting weekends, outdoor recreation, or a country getaway. Its setting offers views toward the pond and surrounding acreage. Anchoring the property is a 44' x 36' all-metal building near the highway frontage. Constructed with 14' sidewalls, it includes a 12' x 12' garage door with automatic opener, concrete floor, and electrical service. It could serve as a hunting headquarters, equipment-storage building, workshop, detached garage, or base of operations for a future residential build. From the highway frontage to the cabin, ponds, food plots, timber, trails, and shop, this property offers an increasingly difficult-to-find combination in a single Ozark tract. Whether your goal is a serious hunting property, weekend retreat, family recreational acreage, or future residential site, this tract is worth a closer look. Reach out today to schedule a showing.
